We’re redoing our basement and wanted to stain the concrete.
We went with the kemiko products…cleaner, stain, and then the water based sealer.
When finished, it looked pretty good…2 or 3 weeks ago.
Now, however, a huge part of the floor has turned splotchy (see photos). Any theories? Any suggestions?

You got a real bad rash there. Maybe some steroid cream ...
I would try a moisture test at that area. Tape some clear plastic down with a little air in there and leave it a week, watch for clouding/water. Looks like the sealer is failing, is theat correct?

That's my guess. There's no doubt issue with moisture as this is an OLD house and no VB underneath. We've had damp spots under the kid's rubber matts before, so I'm positive there is moisture migrating up.That said, that was the reason for using the water-based sealer...it was supposedly OK for letting moisture through (according to the reseller, at least).Wrong?At this point, it's not flaking off or anything...just looks like ####.As for paint...would that work or would I eventually have issues with that as well? I'm thinking a rug might be the solution here.
You may want to ask your ? at http://www.acidstain.com . You may be able to use a wax in that location. I don't think moisture and any sealer go together, water based or otherwise. I haven't been there lately, but there are some knowledgible people at that site.
If you do opt for a rug, no rubber backing. It will make matters worse. Mike

looks like my slab I used a oil base sealer and a latex base wax and it look sharp for about a month . and started blotching, wax will scrape off but is still pretty well bonded.. still looking for ideas to get the wax off the slab is 12 inches above ground level with radiant heat..Ernie
The wax can be removed with a buffer and pads as can the sealer also. I think it all can be done with the proper strippers. A lot of work no doubt.
I would advise you to also go to acidstain.com maybe search and read, then ask ?.
I have only done my own house, used a water based sealer, 4 thin coats rolled on, no wax. 4 years ago and looks as good as new with heavy use (two kids, dog). Even the kids bath is holding up fine. Slab has pex radiant and vapor barrier.
Wish I could say the same about the boiler. I just went down for the second time in as many years a trinity installed by myself (big mistake). Having it replaced by a pro that will maintian it anually. Going with a Baxi Luna HT330 and improved set up. 9500 big ones. #### live and learn. Mike
