I am adding a two story addition to the rear of my garage. The back wall of the existing garage is 14′ in height. The height of the first floor in the additon will be 10′. The second floor joists (12″ TGI’s) are going to run perpendicular to the rear garage wall and extend 14 feet to a new wall.
Can the floor be tied to the original outside garage wall by simply attaching a rim joist to the sheathed studs and then hanging the floor joists from this rim joist, similar to a ledger board being attached to a house for deck joists to tie into?
The second floor space will be used as a rec room. Any responses greatly appreciated.

Should work fine. Just make sure you use good connections between the ledger board and the garage wall. Sandwiching the wall between 2x10's with through-bolts is a good way to do it, or lag screw directly into the studs.
