This is the chimney that belongs to the best customer I have (if you measure in dollars).
Many years ago it was parged. Now the parging is falling off. It leaks.
The customer began the conversation saying they wanted the praging redone. But I’m not sure what the point to the parging is. Seems like some work on repointing and installation of some flashing would be sufficient.
Is there a reason why the parging may be needed?

That chimney is in poor condition- parging is definately not the answer!
It needs to be taken down below roof line and rebuilt using new bricks.
The flashing is terrible, not to mention the tarred up valleys.
Don't let the client dictate the scope of the work, give a price for retopping and reflashing- everyone will be better served.

I would rather rebuild that chimney from below roof line on up and could do it cheaper than either parging or re pointing, except for materials cost. There is no flashing apparent there at all and all that black gumbo to remove before parging....!!!!What is up with the valley? They been DIYing some repairs for a couple of years?
They really do need a new one.
Curious - what do they burn? The inside is awfully clean for it to be oil or wood, which is good since there is no flue liner.

Gas makes sense as clean as it burns and that would be an easy one to replace with metal pipe.

If they want the look of a chimney then I agree with the others that say to take it down to the roof line and rebuild it.
