I was aksed to bid a new flight of stairs for a comercail building. It is a restraunt.
However what it is is a set of staris that will go to the upstairs office from the outside and will be locked gated and not public acesss,
only acess will be by employees
the inteiro staris will be eliminated so they can have more room in the kitchen
the owner was just thinking of an open tread wood framed stair system, gard rails etc.
is ther any code issues that come to mind

Some commercial stair requirements based on IBC.
Open risers not permitted.
Maximum riser of 7".
Tread depth 11" minimum.
Minimum width 36" if the stair serves less than 50 people.
Guard rails have to be 42" above finished floor at landing.
Handrails have to be continuous, and extend past the top riser by 12" (level) and past the bottom riser by 12" sloped and 12" horizontal (24" total).
The door at the top will have to swing in, or it needs a covering or step down to landing. This is so snow does not block the door path.

A quick followup question. I have submitted plans to replace the rear wood stairs on a 3-unit building that I own. The only hold-up is the fact that since it is a three unit it must comply to commercial codes. The code officer told me that the overhang on the stairs needs to be cutback at an angle to the riser, with the bottom finished off with some sort of molding that will bring it flush to the riser itself. Do you have any more info on this - I can picture it but want to confirm.

A drawing of what he's talking about is shown on pg 168 of Graphic Guide to Interior Details from Taunton Press. I don't know that it's in the code book, but it definitely is an ADA suggestion so a person dragging a foot won't have it hook on the tread. The drawing shows a back bevel on the lower front edge of the tread that connects to the riser. Also shown, no lip on the tread/riser.Remodeling Contractor just outside the Glass City.
