Buying a new home where the builder screwed up the patio slab and is fixing and has to resurface. Assuming no structural issues and I buy the house, here’s some facts: no basement, concrete patio slab connects to house slab (all done in a single pour) and the patio slab elevates several inches above ground.
questions / concerns: if the house is sold 5 years from now does the future possible buyers inspector identify that a resurfacing has been done? Would it be reasonably possible the inspector would tell a prospective buyer to be extra cautious about buying the house due to the resurfacing of the (300 sq ft) foot slab patio on a five year old house? In short, are there perils caused by having this resurfacing done when reselling the house (causing a little heartburn to the buyer’s inspector, for example due to the fact pattern)? It all depends on what "the builder screwed-up." It seems you're worried about the screw-up being discovered. If it gets fixed properly, the resurfacing will indicate that you were diligent in correcting something.
