I am considering having my crawl space surfaced with concrete. It currently is dirt and small stone and is about 3 feet deep with 3-4 vents leading to the outside about 6-12 inches above grade.
This is supposed to keep the area dry,hold down smells and moisture,eliminate bugs etc. Does anybody have good/bad experiences with this? Is it a sound idea to have it done or would I be wasting money and or causing myself more problems?

Jeff. I have had a few of these. The biggest problem has been that rats just love to wonder in if there is no concrete. One house had plywood laid down over the gravel. I took out 30 dead rats, leveled the floor and poured 4" of concrete. The people had been having an exterminator come in for the last seventeen years! Derek

Gene and Fred, Thanks for the advice. Why would you close the vents? Shouldn't there be air flow in there? I've heard people say to close them in the winter(I assume so snow build=up won't melt in). Jeff
*Jeff: My father decided to pour concrete in the crawlspace of his house after he installed radiant floor heating between the floor joists. The crawlspace stays very clean and he can very easily crawl under the house to check on his heating system. (The boiler for the radiant floor heating is in the crawlspace also.) He sets out mousetraps for the occasional mouse that comes inside. He lives in the midwest and has not had any particular problems with concrete cracking (winters are mild, not severe). So go ahead and put concrete in your crawlspace. Bonnie B.
