I love the home featured on page 114 of the Nov. 1999 (No. 126) of Fine Home Building. Wonderful simplicity as it may be, I am curious about the design/detailing of the deck and screen porch over the garage. I am an architect in North Carolina and currently have clients who want just this type of outdoor space over a new garage addition. However, I have often discouraged my clients not to build decks, etc over covered/indoor space because of the potential for leaks. My question to whomever may be interested in this topic, or to someone who has SUCCESSFULLY built this type of space..what is the best way to waterproof the deck/ceiling assembly for the long haul? Am I missing something or does it seem that no matter what you do here, eventually water will make its way into the garage?
I would like to offer my clients exactly what they want, but I also want to uphold the integrity of my advice. Often times I look to quality builders for their expertise and field experiences. This is exactly what I need now. Please comment on appropriate materials for this job and any additional words of advice are greatly appreciated!!!!!!

Fine Homebuilding has run article in the past on the use of edpm for just this situation. several condos in my neck of the woods have this type of systme with a floating wooden deck on sleepers covering it. the water still needs to go somewhere, so make sure there is slope. pay particular attention to flshing details. leaks usually happen there unless the edpm joints are not done correctly.

*Duradeck makes a walkable roof membrane with different finishes that dosen't look like a roof membrane. The system has to be installed by a dealer but has a good warranty & track record

*Kevin, We have used the Duradeck material on several jobs and have 2 coming up. Have had no problems (knock on wood!!!) Largest was over a ~24' X 30' garage. Had to get some tech info from manufacturer for permit approval here in northern VA. Check their web site http://www.duradeck.com. As Rob said dealer install only.
