I am looking for a solution to a leakey condo in vancouver canada.The building in question has 5000 square feet of exterior wall and a flat roof with no overhangs.It is 2 stories high with an acrylic stucco shell.Moisture tests have found rot in some studs and shealthing.What is the word on the street about elastormeric coatings and rain screening? ARe these good solutions? Would it be a good idea to consider replacing the stucco with hardi plank? The building is only 10 years old, and the strata council does not have alot of money to spend. I am lookin forward to any ideas on how to arrest the problem the most efficient way! After all it is my mother in laws place…got to keep her happy!Thanks for your time and advice!

I'm no expert on this, but FWIW, if there is already evidence of moisture damage to the structure there is little choice but to strip off the stucco. An elastomeric coating will only aggravate the problem by trapping even more water vapor behind the stucco. Also, in my experience, the bulk of the moisture that gets behind stucco does so at the transition from stucco to other materials, like around windows. Small cracks in the stucco that might be sealed with an elastomeric coating are not as likely to be the cause of the problem.
Having said this, take it with a grain of salt because without seeing the situation firsthand it is difficult to make a diagnosis.
