A builder in central indaina near where I own a lot had framed a spec house and went bankrupt. The framing he completed is the floor deck, walls and rafters over garage. It has been exposed to the weather now for almost 9 months. I went over and inspected it on 1-5-02 there was standing water and ice and inch thick on the OSB deck and all the wood is gray. The questions are would all the wood need taken down to the block and pitched or can it be salvaged? Or should I excavate the entire area? One construction friend of mine said just deck over the OSB and finish the framing. This is an upscale addition. The bank said they would sale it cheap.

Nine months is a heck of a long time. I don't think I'd trust the OSB. And I dang sure wouldn't go over the top with another layer.
The bank probably wants you to believe they will sell it cheap, but I wouldn't trust them either.
Keep in mind that everybody and their Brother probably knows the history about the house. (Gossip & bad news travels fast) Cut corners & then try to sell it and your great deal goes to hell in a hurry.
*I rebuilt on like that here. Tore it down to the top plate because of bad structural work in second floor and roof. Replaced subflooring 80%That house had set on the market for about five years because nobody local would deal with the builder - they knew him too well.
*I don't think it's that big a deal. I agree that the OSB subfloor should be torn out, but that's not saying much, since I don't put that junk in when it's brand new. But the framing lumber should dry out all right. Just my gut feeling.'MD
*9 months is nothing.... hell.. our first two houses each took 2 years of part time.. and they got wet a lot...compared to some of the things i've remodeled over the years.. that sounds like downtown....course.. i'm here & you're there...
*I agree thats not that long but I would scrap the OSB and put down some ply.But first, don't get your hopes up too high until the bank gives you a figure. I looked at an abandoned job just like the kind you're talking about one time. Before I called, I worked up some numbers and figured I could get it for around $40-50k. I called the bank and they wanted $98k!!!They said they had more into it than just what was there on site. I didn't know what that meant, they couldn't expalin to someone like me so I didn't get to finish that project.Sorry, not trying to burst your bubble...just sharing.Mike
*Mike, wait a few months and go offer them your number. If the bank examiner sees a real offer on record they may have to sell at your price! It's been done The house I'm in the bank had on the books for $195,000.00 I bought it for $107,000.00 Sure they accepted my offer at $115,000 but since they seemed so eager I added of course you're going to bring it up to code for that price. we settled on $107,000. Banks get desperate too!
