How have you guys found lots to build on typically? Are you buying up 20 acre plots and developing the land? Are you paying cash for the lots, utilities, streets or are you financing this portion? Do most builders pair up with developers and work out a deal to build out the lots?
I have been building for 3 years now in DFW and I’ve only built in areas where I tear down older homes and build new. I have noticed that most builders are building subdivisions in areas outside of DFW and I always wondered how this was done. 20 acres in desireable areas of DFW are $3 million with probably another $2 million in subdividing, utilities, etc.
I would like get into building out subdivisions eventually but was curious what that path was.
