Hello everybody I am going to have to replace the roof on my house the roof is a parapet style roof with a slight slope and it currently has a torch down roof with 3 inch’s of foam insulation underneath. I am looking at roofing materials/systems and trying to decide between a traditional built up roof with a mineral service, I don’t want tar and gravel because of the need o walk on the roof to clean leaves from a large oak tree. The other material I am considering is a PVC material like “Dura-Last” Any opinions would be appreciated. I live in the San Francisco Bay area

My preference for a situation such as yours would be EPDM or TPO/PVC.

Look around and see if anyone in your area is applying TPO (thermoplastic olefin). It's like a swimming pool liner that is UV resistant, no need for a tear-ff of the previous roof because it's very light weight.
I've done a lot of roofing and I paid someone else to put this on my house.
Best money I ever spent on this place.

i have several torchdown roofs that are over 10 years old and still look like new...

You don't say anything about color. A white or silver roof is a good way to reduce heat load in the summer if your roof gets a lot of sun (but, given that you are in San Francisco might not be an issue.)
Currently the color of the torch down material is a dark brown. When I replace it I was thinking about a light color or a white PVC you can't see the roof from the street so the color is not an issue from an aesthetic point.ThanksTroy
I have a leak I found where I think it is leaking and did a repair so I will see how it lasts, I was looking at my records and it looks like the roof is about 12 years old. Of course with the drought in California it might not be an issue.Thanks
torch down modified ages in UV pretty fast after ten years. My procedure has always been to paint a coating on it every five years. Doing that and in climates with lower UV exposure, I have not had one wer out that I know of, but modbit is somewhat uncertain as to aging in various situations. In general, I think of it as a 10-15 year roof.for instance if the applicators use too high a temperature it will change the chemical composition of the asphalt and make it more brittle - shortening the lifespan.The brown colour suggests both aging and pollution exposure. If you get down and see microfissures in the surface also, or the ooze at seams seems brittle, it is definitely time to replace.

By brown color I ment the actual color of the material. I do think it is at the end of its useful life though and we do get a lot of soot from trucks and the roofing material on the top of the parapet is starting to crack.Thanks
How about an elastomeric roof? Metacrylic is in San Jose. Their elastomeric system is fairly easy and reasonably durable. Plus it is very easy to repair and maintain (repaint) on a flat roof.
