@@ FLEXIBLE FLASHING – gone, gone, gone
Is this a common occurance?
Today’s leak job featured totally rotted flexible flashings at the lower window corners. It also might have helped if the felt ran all the way up under the window flange. Got leaks? Wonder why. Got termites and rot too.
I won’t say MoistStop because that is a brand and I have no idea what they used in the ’70s for this, but it was that style of material. Nothing but a few scraps and the mesh at a key location.
Is this common? If so, that’s scary. There are miles of this stuff out there.
Makes you want to spring for peel n stick. If so, don’t go see Homer.
We got some from the Depot. What junk. The fag end of an old roll in my van is twice as thick as this stuff. Basically a plastic film with goop on it. Does stick. Will it still stick in 5 years? Asked for Vycor <g>. (Stay tuned.)
The owner argued that since one side of this corner second floor planter shelf detail was leaking, it was reasonable that the other side was in the same state. I agree. Happily, so does the HOA. We are back tomorrow for round 2.
Got to love those architects. Nothing like embedding a 2×8 in stucco across the bottom of two windows on the rainy side of the building and hanging a planter shelf on it. Leak prone?
