I’ll be meeting with concrete subs this weekend – ready to start the foundation for my summer cottage. THis will be small (20×38), walkout basement on the 20′ end, straight rectangle, 9′ walls. THis place will be in northern Indiana, so need footings 42″. Anybody used the Perma-Drain footing products – if so what do you think?
I’ve already got some references on the two subs I’ll be meeting with, so I’m probably OK with either one. I’d like to hear from you folks about the questions that I ought to ask a concrete sub in order to determine which one is likely to produce the best quality finished product. Price is always an issue, but will not be my decision maker.
Thanks in advance

This sounds like a good job for ICF's. Usually when you have a walkout situation using an ICF will move benefical to you. Are you going to use this area for living space?
If so all the more reason.
In a walkout foundation installing ICF's will be about the same costs as placing a 8" concrete wall, insulating that wall, framing the walkout, getting to the point of installing the floor system.
The fact that you are also asking for 9' walls will also be a factor. Concrete walls are usually no more than 7' 10" because the panels are 8', to go higher means more work. With an ICF the work is very little, you use another row of blocks, nothing complicated.
For your 20x38 foundation an ICF construction would run about 7500.00. Now this would be ALL four walls to a hieght of 9' with window and doors opening in place and the entire foundation insulated to around R25.
I would be interested in the comparision.
Beyond that what you need to know from the concrete guy is this:
- PSI of concrete; 3000lb min
- steel placement in walls; if he tells you that you don't need it go with some one else - rebar in footings; min 2 rows 1/2"
- floor; 4" min with fibers and you should have control joints
- ask him about drainage; it is his product that the water will affect the most deal with the water now not later
- there is a very good article on waterproofing a foundation on the PBF website
