Looking to reside w/ Hardiplank 48″ Straight edge notched panels.
Asked about a price here north of Boston and was told $620 a SQ for planks w/ finish coat and $435 for raw? Does this sound right to any of you guys out there who use this stuff commercially. One guy at a good lumber yard gave me the idea that $400 for the finished product would be max price, but that was on a Sat morning when he couldnt call the supplier.
I need 20+ SQ so a $200 dollar difference is signifigant enough to make me rethink my siding choice. Anyone with recent experience let me know.

Random edge primed hardi panels were $640/sq, so I decided against it, but I'd still love the look for my gables.
Hardi plank are just over $1 s.f., I don't understand why their shingles are 6 times the price...
and 4'x8' T111 looking hardi is $24 a sheet - even cheaper - less that $1 s.f.
I can't answer your price question. But T-111 is not an exterior material. It will weather and rot and in 20 years will be ready for the landfill. If you don't go with the Hardie then use some other type of siding, but avoid T-111 at all cost.
T111 made of hardie material will not rot... (and was what I was referring to)
but I agree T111 made of wood is junk.
My point was three different products of the same material that vary widely in price.

Yes. I misread your post. I thought you said T-111 that looked like Hardie Panel. Sorry.
One major factor in pricing is volume. If the only sell a small amount of a particular type of siding, then the cost to produce, ship/distribute, etc will be more. The largest cost factor might be with the distributors and lumber yards, they really might not like to carry it, it might not store well. They might really mark it up to justify carrying it for the small volume.
