I bought an old house for rental property and there are old linoleum floors in the bath and kitchen of one of the apartments that are in pretty good shape, except for being filthy. I decided to try and refinish them, so I stripped the bath floor and cleaned it up, rinsed, etc.. I went to put down an acrylic polish by Armstrong that I’ve used for tile floors in the past, but the polish brought up some of the linoleums surface. Is there a sealer I need to use first? Do I need to remove the small amount of acrylic polished that I put down or can I go over it?

In reading another post I found that maybe it's congoleum(?) because the even though the flooring is black and white it seems to bring up black residue that I thought was old wax. Maybe its part of the surface?
