I am building a spec house and would like to offer a one year warranty on the material and craftsmanship to the buyer. Does anyone have any resources where I could get some standard language for offering such a warranty? Also for claims against work done by subs what recourse does the general contractor have for claims made against their work? Thanks..

Talk to a realator. For between $300 to $600, you can purchase a warrenty insurance on just about any new or existing residential structure. There are deductables and exclusion in those policies, just like the extended warrenty you can purchase on a car or truck.
IMHO they are not worth the money, and probably does not release you from you obligation as the builder to warrenty the home for the minimum time reguired in your area.
