It finally let me in. Had to become a whole new person. I would like to find out who “it” is and kick it’s whatever up to you know where. Now back to business.
Have a problem & could use some help. Small kitchenette type set up in an office space. ( title company) Need to provide hot water to small sink, dishwasher and lavatory in RR six feet away. Can’t mount above ceiling, have no space for heater closet. The only place I can think of is under the sink. It would have to be a small compact max. 15 gal. I also have to have a expansion tank which is about as large as the HWH would be.
Any Ideas? Thanks.

What about an on-demand electric ?
I don't know a lot about point of use HWH. Can one small enough to fit under the sink handle the dishwasher, sink and lav.
I installed a 2.5 gal heater in my garage to supply a stackable washer & laundry sink,no problems after a year. The model is the Titan, purched at HD. Seems to supply more than enough hot water.
The web site is, americanwaterheater.com . You may find the Titan small enough to install one for the lav and one for the kitchen. I can't remeber the price but it wasn't that expensive.
I also have that 2.5 gal Titan from HD. Takes care of a public bathroom in my business, works great. Some installers use the same unit for small radient floor warming.
Dumb question...Why do you need a hot water heater?
If the water's hot, why does it need to be heated again?
Just being a smartass...I catch myself calling my water heater a Hot Water Heater sometimes too. It makes me chuckle.
If you have a mid range dishwasher it should have the ability to heat its own water. We moved into our house prior to installing supply plumbing. Cold water was flowing a few weeks prior to hot water and our dishwasher did fine on cold water. It took a bit of time for it to heat the water to operating temperature but otherwise no problems.
What I am saying is, perhaps the small 2.5 gal heater is fine.

Check out the Ariston GL heaters, they are designed for under the sink.
