OK I read through Bax’s situation, and looked around for other stuff on this board, I’ve come up with a game plan but I want a seal of approval… Planning on doing the work Neat weekend.
My house is about 100 yrs old, clapboard wood siding buried beneat a layer of insulbrick on top of a partial foundation of really large (2-3 inch) aggregate concrete. The back wall of the house over the access to the cellar is leaking. I never noticed it with the warm dry summer we’ve had, but with the heavy wind and rain we had last night, the basement is wet. Luckily there is a partially clogged floor drain that the water has escaped through – not a plumbed drain mind you, just a hole someone drilled through the floor.
Now here’s the situation – the clapboard under the insulbrick has all rotted away for the bottom 8 inches or so of the back wall of the house. The foundation sits about 4″ above grade. My idea is to take the wall off the house, just strip the whole thing all the way across. Then rebuild the wall with new lumber. Then dig down the foundation wall about 2 feet. Once everything is cleared up I’ll put Vapour Barrier running from about 3 ft above the sill down to the bottom of the trench where I’ll seal it to teh foundation with tar. Outside I will put up some of that plywood siding stuff (I forget what its called right off), and backfil the trench; burying the Vapour barrier. From the inside I’ll insulate teh wall, put up a vapour barrier, and finish the interior wall.
I am in Canada, Southern Ontario, and need the wall sealed tight for winter. I’ve picked up 1X3’s to finish the corners with Bigges concerns are with sealing the plates at the top and bottom of the wall, and with whether or not I am on track with the whole idea here.
Any advice is better than no advice, thanks for your input.
