Looking for ideas on finishing and leveling out a small 375 sq. ft. concrete basement floor. The original floor is mostly flat, however it has been jackhammered out all the way around to about 18-24″ from the walls for a draintile retrofit many years ago. The concrete patch job that was done afterward is stable but not level and flat in may areas.
Half of the basement will be utilty, the other half a small home gym. It would be nice to have perhaps a semi-forgiving floor in the gym area, and maybe an epoxy in the utility area. I would like something I can pour out that is self leveling, but won’t add a lot of height to the floor (I have low ceilings). I am opposed to the gypcrete idea, as it will likely add to much height, and I am looking for something I can do myself for a reasonable price (few hundred bucks). I thought about using lightweight floor leveler concrete (like TEC) in some areas, but it would be nice to have a new level surface all together. I am not opposed to using the framed walls as a “catch basin” or form for the new floor. Any thoughts and possible costs appreciated.

Try Ardex Products. I'm not sure where you can get it but its a self leveling from 1/2" to feather. Not cheap though at $35.00/70# bag. I've used it to level old..really old floors and it worked great!

*Mapei also make a very good levelling compound. What about cork floor over the levelling compound in the gym?
