I need advice on leveling a two story house in New Orleans. The
short end walls and one long side wall are brick, but the other long wall (40ft) is framed and covered with clapboards. The sill along that side was 3in. off the ground and rotted to powder. Some other rot from a leaking gutter has damaged the wall and sections need to be replaced. The wall has sunk 6in. in places and flares out at the point where it touches the sill 2-3in. I would like to add a balcony to this side and was thinking I might sister presure treated lumber to the second floor joists and lift/level the second floor from outside the existing foundation while leveling the first floor from under the house, sistering pressure treated lumber to any rotted joists and repacing the sill with 6×6 in. pressure treated beams. I was thinking this would give me more flexability in replacing the more damaged first floor framing. Does this sound like a reasonable approach or is it overkill? I planned to use 20 ton hydraulic jacks under the house and screw jacks at each second floor joist. After the repairs were made, the screw jacks would be removed and the new balcony would cantilever off the side 2-3ft. Any advice would be greatly appreciated.
