Modular Multi Family Construction
I’m considering building an apartment building in Southern California near a freeway. I want to use modular (factory built) components to save time and perhaps money. Has anyone been involved in a project like this? If so, how did it go? Who supplied the modules? Were they of good quality? What was the cost (per unit or per square foot)?

Asking what the cost per sq ft is like asking how much a car costs. It all depends on size and extras. Make sure you have a good spot for a crane. I would upgrade insulation (not FG) and windows to reduce noise from the freeway.
Cost per square foot for high end houses in Southern Calif are now 250-300. Costs for low end are running 120-180. I'm trying to get an idea to see if modular is going to make my project more or less viable.
Well figure out what market you are shooting for. Then factor in land cost's, crane, permits, utility hook up's etc. See what you have left over and ask a modular factory what you can get amenities wise for the $ you want to spend.
I've often thought about doing a small scale (6-12 units) modular rental near me. Get's it up and rented quickly and shortens up the construction loan carrying costs.
I'm also very interested to hear if anyone has worked on a modular multi-unit job before. Mfr's, etc...
So far, I'm still trying to track down accurate info on the whole development process. Hopefully, people with more experience will post notes here soon.
