Need Advice – End of Row House Exterior
Hi: First time poster here.
I’m a strictly small-time GC here in Maryland. One of my projects right now is the rehab of a brick row house in Baltimore that was originally built in the 1880’s. My question here is concerning the exterior.
The brick in the front of the row-house is in decent shape but it has several, perhaps as many as 6 layers of paint over it, including the most recent covering easy queasy puke green.
On the one side and in the rear of the house (it’s an end of row) it’s a bit of a patchwork quilt. The brick has been patched, parged & even filled in with block in a few locations. Some of the side & the back is painted red, other parts or brick or block.
What are my options to make this place look good on the outside? The front wouldn’t look great, but probably ok with another coat of paint. The sides though need more than that. All of the uneven-ness will show through any kind of primer & paint job, right?
I’ve considered stucco, but the quotes came back pretty steep, about $8/ft. If I did go stucco, it would just be on the one side and in the back.
What else should I consider?

Remove the patchwork of block and add brick.
Groove the parged areas to match the brick lines.
Paint.

Hell yes, he wants ideas. It's up to him to figger if they make sense, are cost effective and will work for what he has planned.
