Owner Advice: how dumb am I for not selling my home?
I have owned my condo for over a year. I live on the first floor, I have one tenant living above me. She rents, there was another guy living here before she did. It’s a one bedroom so usually only one person would ever live above me. There’s carpeting upstairs and I was considering soundproofing before I had it on the market to sell recently. People were talking about soundproofing with sprayfoam etc. I figured itd be too much to soundproof a one bedroom condo and not worth it in the long run. I had it on the market for about a month & had six offers. Three offers were solid, they were considering buying the home more than the listed price. I was considering selling but decided to take it off the market because I got major anxiety with the idea of selling my home. I don’t like my upstairs neighbor, she is not TERRIBLE noise wise but it’s when she has visitors (noise levels come in patterns). I can hear everything from footsteps cabinets closing etc, I don’t think it’s because of me being too sensitive to noise. I love my place so much and the thought of losing it gave me cold feet. But, I get annoyed with the noise I hear upstairs (yes, I’ve complained to her). I was this close to selling it & no longer want to consider soundproofing. Any other suggestions for soundproofing? I’m an idiot aren’t I 😭

Is this tenant renting from you, or from another person?
You can look at noise-cancellation headphones and ear plugs.

a second layer of drywall on the ceiling with acoustical sealant applied will significantly reduce sound transmission from the floor above.
How much would that be for maybe 800 sq ft?
You need a sound barrier on your floor. They are required in all condos. 1/4" of cork will do.
