I intend to have a house built shortly.
I am interested in exploring the idea of getting the loan myself and being a “semi” general contractor; but one who hires a true professional as the consultant. I’d like ya’ll’s ideas and comments. I don’t have any practical experience in this area.
The idea appeals to me though as a way to perhaps save some money, but most importantly to control what is done in the construction of the house.
I’d also be interested in any comments concerning ICF construction, including ideas, pro’s, con’s, experiences, brands affliations and experiences, and the like.

John, it's your money... how "into" building construction are you? It may be better to interview General Contractors, specify the details that you feel are important, and allow a well versed professional the latitude to get the job done. Meet with him/her on a scheduled basis, be available for telephone consults, and get a good set of plans in place before starting.

*Are you retired ? You will need to be available during the work day most of the time . Do you Know subcontractors with a proven track record ? Keep in mind subs are going to take care of the guys that take care of them first , GC,s that use them job after job . I personally have had my doubts as to how much money is actually saved in an owner / builder deal over hiring a trustworthy , experienced GC . I dont mean to sound to negative , just be aware that GCing a home will probably take a lot more time and work than your expecting . With ICFs you need to make doubly sure you have experienced subs [ concrete is much more permenant than wood ] Good luck , Chuck
