We’re having a bit of a discussion with a contractor right now, because the owner was uncertain of the material to cover the roof at the time of the bidding. There’s a disagreement as to whether the contractor left out the roofing material all together or had agreed to put in the cost of a lower cost material and would increase the cost if we decided to go for slate. Ugh, I wish the owner and contractor had put something in writing!
Anyhoo – too late now. The contractor says he put about $3000 in for te roof and it would cost $10,000 additional to cover the whole roof with architectural shingles. The roofs in question are a 36 x 30 simple hipped roof. (WHich I think he should have included as it was never intended to have slate.) and less than 20 x16 roof which is more complicated in shape (basically two hipped dormers nested.) Any notion of pricing for roofs in New York – or anywhere in the northeast? thanks.

you might attach a drawing, include the pitch, elevation, and site conditions and whether this is ####new building, addition, or re-roof.

In my neck of the woods, 20 yr 3 tabs are about $15/ sq less than 30 year architectural shingles. The labor is about the same. "Nested Dormers" sounds like a fair amount of sheetmetal investment, but $7000 is hard to find in the difference between "cheap" shingles and "fairly cheap" shingles. More info please.
