Property Peservation

I found this one on craigslist and just wanted to see what you all thought:

Foreclosure secures and clean-outs (Contractors)

Very fast paced, well established Property Preservation firm based in Lincoln, CA.

Looking for a few good contractors. Currently operating within 7 CA counties, We receive over 2,500 work orders per month. Starting out, you can expect a minimum volume of 50-100 work orders @ $350.00 per property address.

You must be detail oriented and have a digital camera and truck or trailer, as well as high speed internet. Posess your own tools.

You must have General Liability Insurance, as well as current auto or fleet insurance and vehicle registration. If you employ workers, you must also maintain Workers Compensation. Employees must be a minimum of 18 years old.

Common duties include (but not limited to): Change or re-key locks to secure the property, trash-out debris, cut the grass and shrubs, perform a sales clean. Report and bid on safety and structural hazards. Provide bids on carpeting and paint. Provide repeat monthly services such as grass re-cuts (twice a month) and monthly touch-up sales cleans.

Your average MONTHLY pay with 50-100 work orders will gross roughly $17,500.00 to $35,000.00, paid on a 30 day net. Average property may require from 2 hours to 5 hours of work. Overall, it’s a win-win situation.

Bid items and scope of repairs are additional compensation per job. You must have (or obtain immediately) a Quality Control Manager. All bids must be within industry standards, and include a 25% discount. The volume of work will more than justify the discount.

All work orders have a 24 hour turn around period for initial secures, and a 72 hour turn around period for completion of all services (except bid approvals).

Please send an email, and we will forward our Contractor’s Manual. Read through the manual, and if you agree to, and can accomplish all duties as expected, you can begin work as early as this week.

Due to the huge volume of work we receive, we will not be accepting telephone calls at this time. Email is our preferred method of contact.

Compensation: $17,500 to $35,000 monthly

    Frank is doing that back in MI right now. The program sounds the same.

      How is he doing with that?

      Is he actually making $17,500 to $35,000 per month????

        According to him there is significant potential but just like any business it takes time to get all the systems down. For instance, he spent a significant part of the first month giving "estimates". He was paid to do the estimate but the real money comes when the estimates are converted to work orders. I haven't checked in with him in a while so maybe I will.

        And yes, he did indicate that he would easily hit those numbers as a gross receipt. He said that his immediate goal is to get to 1000k per day which he believed was a viable goal.

          Well, given the fact we live in a high foreclosure rate area, it may pay that much if you didn't have to cover 7 CA counties. That could make for a lot of driving and networking to find subs in each area, too. Well, that and DH would have to go about renewing his GC license, ins, bond....

            Frank is driving an hour and he did say that the fuel was a very significant expense.

            Funny but Frank called me yesterday! I asked him how the foreclosure servcing was doing and he told me he finally was getting it going but he was concerned because he had a substantial amount of receiveable with Countrywide bank and there is constant talk about them going into bankruptcy. He said that he has had several 5k weeks with just him and a helper and that it appears that he'll be able to do that steadily. He is working sunrise to sunset though.
