I am in NY, and don’t know the state law about this.
Is a builder required, when offering a completed spec house built on his own property, to warranty the house part of the property package to the buyer?
Remember, it is different from being a GC and building a custom for a client on the client’s property, with the client having control over design, product selection, etc.

We are doing specs in an area where the competitors are sometimes investors who bought the land, hired a builder to throw up something, then sells the completed house package. In those cases, the sellers are not even the builders.

Most states have a structural warranty code. In VA it is 5 years. These types of codes protect the buyers for 5 years, but then protect the builders after 5 years because the code limits the builders legal responsibility to 5 years.
