Should a 20 year old basement be finished off with this new method of thinking about basement moisture?
This basement has flooded in’95 due to outside perimeter drain failure and inadequate drainage to begin with for a hillside location on shale. That problem was solved by excavation to below the footings and installing a complex system of perimeter drains, stone and crushed stone and a commercial coating on the exterior walls. In the meantime the flooded interior materials were never removed so there is a mold and rot – it has to be gutted.
This basement was built as a live in floor with only 2 walls completely below grade.
Question. With the interior finishing and concern for any water seepage from below or through the walls and any failure down the road of perimeter drains – how should it be finished off – old or new methods.
Thinking of interior floor drains with closed sump pump. Floor vapor barrier, new slap with radiant heat. On the walls using the new techniques indicated in Stay dry article of 2005 – so moisture can evaporate off via wood heat in the winter – and dehumidifier in the summer.
Am I thinking clearly will this work? What are your suggestions?
