Hello again Can anyone tell me what would be a good tankless hot water heater? What is the pros and cons from replacing an old gas hot water tank for a two flat to this type of unit?
Is install difficult and if so do I use a plumber or and electrician since what I heard from friends they are electric?

Be careful, a tankless water heater uses ALOT of eletriticy or gas depending on which you buy. You may not even have a big enough electric service to handle the additional load. Don't know about the gas line but would check with someone before purchasing one. I couldn't recommend a tankless water heater.
Ok so can you tell me your opinion on the best gas hot water heater that is a 40 gallon tank with the best effenciency rate/recovery? Is there a certain brand that is better than others?

No not really, Why are you not considering electric water heater, they are much cheaper to purchase and with the price of gas they can be as cheap to run depending on your electric rate. They have improve the electrics so their recovery rate is much better than it used to be.
One could also factor in the environment went choosing gas over electric. As well as storage space for a tankless over a tank.
I have recently purchased a Rinnai exterior tankless ng. looking forward to using it.-----------------------------------------------------------------------------

Rinnai seems to have a very good reputation for the tankless heaters.
Tankless heaters come in gas, propane, and electric models.
I really prefer to do things myself, but these are complex and expensive enough to convince me to hire an expert. Find somebody that has experience.
I really prefer the gas or propane models over the electric. Both are likely to need larger gas line and vent than your tank style heater.
The electric models have a tendency to make the lights dim everytime they kick in, unless your house is wired better than most. The pull a LOT of current.
For my own use, I'm seriously looking at a heat pump water heater.
In my area with my life style, I need at least some air conditioning and or dehumidification about 10 months out of the year anyway.
Where I used to work we had two of the Bosch tankless heaters and they were awesome. If you plan on using only one item at a time that is. If you want to run the dishwasher and have a shower at the same time, get a tank.

A friend of mine has one , water never gets hot enough and it takes awhile to get there.

Journal of light construction had a pretty good article on them last month.
