We’re buying a 30yr old townhouse and the home inspector found some suspect framing under the bathroom to accommodate the bathroom above. The joists are “Silent Floor” TJI’s. The seller (not the original owner but has been there for 25yrs) claims this is how the unit was constructed 30yrs ago. Should I assume the town inspector approved this when the unit was built? Recommended fix other than a lally column or supporting wall?

That's a fair assumption. Inspectors generally just do a quick walkthrough and don't notice much. We've worked on townhouses with no window headers, missing roof rafters, windows not attached to the building, and you name it.
What I am seeing is a joist on the very far right. Then a second joist 8” inches (?) from that. Then there is there short stub of a joist that is bisected by that cut up header that looks to be about 16” from the very first joist.
And finally a full joist that appears to be 16” of from the second joist. The question is, what is on the other side of the dryer vent and why did they try to header off that small stub joist. All of them appear to terminate about a foot back at a beam or rim joist.
It looks to me like you have three joists plus that stub joist over about a 36” run.
