Next week, I’m scheduled to inspect some Semco casement windows in a 10 yr. old residence. The homeowner experiences water leakage into the interior whenever there is enough wind to drive rain against the glass of the window. The leakage appears at the junction between some built-up sill moldings, not at the base molding. Therefore, I don’t think the leak is between the frame and the sill; it would seem to be between the glazing (double glazed) and the frame.
The homeowner has also noticed that the sealant between the glazing and the frame has a chalky residue when the windows are washed.
It sounds like the sealant between the glazing and the frame may have failed, but I wouldn’t expect this in a 10 yr. old window – especially one that seems to have a pretty good rep on these pages (Semco), at least for their double hung units.
Any ideas?
