I am about to begin sanding and refinishing the heart-pine floors in my house and am curious about the best finish, given that I have 2 80lb Lab’s running around. Does anybody have any experience with urethane in such a situation. I am trying to weigh the maintenance of just waxing the floor to having to sand and refinish.

Try the guys at http://floormasters.com/wwwboard/wwwboard.html. If they can't provide the best answers no one can. By the way plan on using a bunch of sanding paper as heart pine will gum them up in a heartbeat.

Some of the water-borne finishes are really hard. Some people don't like them because they don't enrich the color of the wood like urethanes and oil-based finishes do, but they also don't yellow with time.
I used Penofin's interior penetrating oil on new and 60-year-old sanded oak floors in our remodel. Nice sheen to the finish. Can be renewed easily (if that ever becomes necessary). With a 70 lb. dog and two teenagers our floors, including kitchen, still look great after 5 years-- no touch-ups needed.
