I am planning to have a home built and am seeking estimates. Is there a format or checklist that is available to assure that all bases are covered so that each contracor is bidding on the same thing? I want to be fair to each contractor, but at the same time I’m afraid that my specifications may not be specific enough which may cause misunderstandings later.

Yes, there are several formats, but they don't mean much if you don't understand them.
Plans and Specifications for the Construction of a Residence.........you could write a million books.
There are many ways of going about this. If you have an Architect, he can draw the plans, write the specs , solicit bids, and supervise the construction. For a fee.
Or you can hire a Construction Manager, who will take your plans, write the specs, etc. For a Fee.
Or you can take your Plans, write the specs, solicit bids, sign a contract and award the work to a General Contractor.
who may or may not follow the plans and specs, and you may or may not get what you think you're getting.
So:
start with your plans, where did you get them ?
who drew them ?
are they from a plan service ?
what part of the country are you building in ?
have yu ever built a house before ?
is this a starter home, a move-up, a retirement home ?
answer please .
*First go to the post under "Construction Techniques" .........."Amateur needs help" go to the bottom and click on "All Messages", read them all and come back and ask your questions. Then I'll bet you get more advice than you dreamed of.
*Get your specifications down to the nails. Make sure your plans have plenty of details in them. Chose a contractor you trust with your life (and your money). To many people these days want to build houses not homes. If you want to get it done as cheap as possible you will get what you pay for. Pray a lot.Rick Tuk
