I build houses in the North Ga Mountains. We are anywhere from 1-1.5 hours north of Atlanta. We are building weekend cabins or permanent homes ranging from $100,000-$170,000. I would like to build in spec homes primarily, but the interest carry can sometimes be a burden. That is how I got started in the custom home building. Now the customers are a burden. I have four employees full time. They are experienced in framing, trim, concrete work, and the general in’s and out’s of building a home.
Problem: Some work is on bid for my employees. They tend to work as a team with one leader, and some is hourly, such as punch-out work. I can’t seem to get the guys to understand, that if I do not succeed, they do not succeed. They seemed to be worried about their check from week to week, and they are not necessarily concerned with doing a job rapidly and moving on to the next project.
In fairness, they have only been with me for 7 months, and they did not give birth to many of the projects and problems that are now before us. They say that we will work on bid from the ground up on the next two houses, but I am concerned that they will still not feel the urgency to stick with a schedule. I do not feel that I am a slave driver, but when it is time to bust it, I do what it takes. They do not feel this same urgency.
