Well after much negotiating, we finally had an offer on the house we’ve been looking at accepted. My wife and I are quite pleased with the town, the land, and the potential of the house. Good stuff. It’s a ranch built in the 60’s on a full acre in farm country. Very happy with what we paid for it given it’s great location and the size of the property.
Now the fun (aka work) begins…. again. Our plans are to tear the roof off, add a full height wall in the back and crank the roof pitch up to a 12 in the front. We will also add a farmer’s porch full length across the front and tie it’s roof in with the 12. The kitchen was recently remodeled and for the most part will stay intact. Same goes for the bathroom. Kitchen has new Shrock maple cabinets, Corian counters and beautiful tile work. Bathroom has Corian and even more nice tile work. The rest of the house ain’t much to look at. One of the bedrooms will be sacraficed to provide a stair case and more room in the kitchen, the other two bedrooms will become a large family room. The new upstairs will house three bedrooms, a master bath, a common bath, and a laundry room. The outside of the house will be stripped and the whole shebang will be done up in fiber cement lap siding at a 4″ exposure.
We’re VERY excited about this. After doing all this work on other people’s homes for so long, it’ll be nice to finally do some for ourselves.
Anyway…. just thought I’d share our good news. Now if I could just get the architect to return my calls!!

LOL! 10 years or so sounds about right! I literally just finished up with our current house last fall. Now it's going on the market. My wife is a saint.
I plan on taking at least 3 months off so this thing doesn't drag on more than 6-8 months though. Are houses ever really "finished" anyway?

I drove by my first house a few yrs. ago in Pa, a concrete block ranch from the 60's with stucco...the new owners added a secondfloor and wrapped the place with stone..it was so cool...I wanted it back..LOL

Thanks Sphere. We did alot of work to the house we have now and really are quite happy with it. It's just a little too small and we're trying to start a family and plan for that. We'll miss it though. By getting out of this kinda stuffy town and moving to a bit more rural of an area, we can afford quite a bit more house and a lot more land. Not to mention that our current house is in some bullsh1t zone with redonkulous set backs so we'd have to jump through everyhoop in town just to add a deck, never mind a second floor. Besides, the move will also put us closer to the rest of our family.... Mom is retiring this year and we're hoping to have a baby on the way soon. Timing is everything, right?
Need any furniture? Not yet, besides, I'll probably sell it to buy some decent hardwoods or something!

Congrats from me, too. The potential is definitely there. I've been building on my house since around the first week in October now, I'm getting the framing inspection Monday, since the plumbers, HVAC and electricians are all roughed in. I'm putting the 7" Hardiplank beaded on my house. I haven't had the luxury of being able to take time off from framing for my regular contractor though. Man, its been a lot of work and there is a bunch more to go!! I'm attempting to do everything I possibly can myself and with the days getting shorter, I'm down to weekends on my house until I can start painting and trimming it out. I can breaak out the lights and work late then. I wish you the best on your new venture(s). Its a lot of work, but the feeling of accomplishment is worth every bit of work you do.

Closing will happen by Jan 31st but we're all shooting for the 20th. Doesn't really matter to me, cuz I don't expect to get a lot of showings at our house until after the holidays anyway. We are set up right now to carry both properties for a couple months if need be at a very good rate. My mortgage broker (actually, my father's broker) is a real whiz and set us up with a cross collateral loan... fairly new type of product and much better than a bridge loan. Way more information than you asked for, huh? Anyway, we don't expect to start the work on the new house until at least March as I'm pretty booked myself right now with frames.
