Ever heard of e-Urban designs?
DALLAS (globest.com) – Kaplan Acquisitions LLC of Houston and Prescott Realty Group of Dallas are developing two separate multifamily projects totaling $100 million that will introduce the first e-Urban designs by Humphreys & Partners Architects LP.
Humphreys’ e-Urban green features require less building materials and have a higher impact on nonrevenue producing items, thus maximizing space efficiency.
Kaplan is completing site work on 13 acres to develop the 350-unit District @ Greenville Apartments at 11911 Greenville Ave.
The five-building complex will also feature a clubhouse and surface parking. Units will be a mix of one- and two-bedroom units averaging 1,000 sf. Delivery is set for fall 2009.
Prescott is getting set to build a 3.5-acre mixed-use, with 412 units on four upper floors and 18,000 sf of street-level retail. Floorplans will be a mix of one- and two-bedroom units averaging 776 sf.
The yet-to-be-named project will be at Greenville and Yale Blvd. and will feature a 507-space parking garage. It is also one of the few e-Urban podium designs by Humphreys. Delivery is set for spring 2010.

I did some googling.Still not sure what I found. For that PARTICULAR DESIGN what he is doing is using multiple elevators instead of halls. Claims that halls require long wasted space and also increases the building foot prints allowing more parking spaces without going to a 2 level parking garage..
.
A-holes. Hey every group has to have one. And I have been elected to be the one. I should make that my tagline.

I think he's saying "what we don't spend framing will save us enough to maybe buy moulding for some of the units; or we can afford the "green" padding under the carpets"
Or, it's all doublegoo rightspeak and they are pocketing the cost savings as whopping profits, and the rennants still get FJ trim, flakeboard casework and burlap sacking-thin carpets and pads.Occupational hazard of my occupation not being around (sorry Bubba)
"FJ trim, flakeboard casework and burlap sacking-thin carpets and pads" In Humphreys defense all that is driven by the developersTFB (Bill)

Well, true enough, and by high-density housing customers not looking at such things.Occupational hazard of my occupation not being around (sorry Bubba)
