House is three years old. Exterior window wall (22 feet high) leaking like a seive since day one. Floor joists (LP with lvl flanges) on the leaking side have deteriorated flanges and web about 6-8 inches to interior. Bearing surface 5 1/2″ wide.
Two schools of thought and “expert” recommendations:
1. Sister with new joists (entire length, take down sheetrock, wire, duct etc.) Glue and screw through flanges upward through 3/4 plywood subfloor.
or
2. Remove entire hardwood finish floor, sister and then remove existing joists. Reason: Have to secure with fasteners through subfloor from above. Fastening through flange from below is not acceptable.
Any thoughts or advice?
