Hi –
I took a look at a project yesterday – remodel of a 900 sq ft shop into an apartment. Two things became apparent –
1) the exterior walls have sheet rock hung but not taped. They are framed with 2 x 4’s on 24″ centers. That’s not good. I’ll have to remove the sheet rock anyway – while it is off should I glue 2 x 2’s to the 2 x 4’s and call it good or insert extra 2 x 4’s for a min stud spacing of 16″???
2) The floor looks like 2 x 6 joists over a 12 foot span. Worse yet they are on also on 24″ centers. The span table I have available gives a max span with 2 x 6 of 8 feet. The sub-floor is one layer of 1″ x 8″ pine topped with a 3/4″ sheet of particle board (not OSB). This seems bad, is it?
