I have recieved an S.O.S. from one of my buddies ready to move into his new place.
A prefinished floor installed less than five years ago. Now that the furniture and carpets have been moved out by the previous owner, it is noted that the floor shows sponginess, gaps, and loose areas. It is a large area of approx. 25 x 30. My guess is that the floor was installed by the previous home owner using the wrong nailing technics. Then subfloor is not the culprit. Any thoughts would be appreciated

If you could provide more information about the floor it might be easier to offer suggestions. Is it standard tongue and groove? What are the widths of the boards? Is there by any chance a hydronic radiant heating system?
If the floor was improperly fastened, it may be better to lift the floor and install properly.
Other than screwing down and plugging, I don't know any other way to fasten a loose floor.
