we are considering converting garage space within the house to bedroom space
garage is at ground level under 2nd floor bedrooms
garage floor is concrete and about 8 inches below house floor level with a concrete curb wall actually a continuation of the basements walls, but about 8 inches higher so no ledge for floor framing
a wall is to be removed between the garage and an adjacent room, that wall is load bearing and i have had a beam sized
the basic stuff is pretty straight forward but what about the floor system? its a single car garage so span is not a problem with the right sized joist, but use a rim joist with hangers? hangers right on the concrete wall? how should i fasten either?
caulking is not a piece of trim
