We usually do inside remodeling, and have a costomer wanting a two level deck. Main level would be 47′ wide x 14′ deep with continous one step two riser along front. Railing along both sides only. Second level is 25′ wide x 14′ deep with railing all around, no steps. Trex decking and fascia material. Second level has a gable roof over it 4-12. Vinyl soffet underneath. We came up with $25000 total. This includes demo of existing lower level 8′ x 47′ and upper level 8′ x 25′ . Upper level will have epdm over sheathing with sleepers and trex on top of that. We’re located Mid Mich. Thanks for any help.

too many variables like...
site conditions?
Materials costs in your area?
Insurance in your area?
Taxes in your area?
Your own profit and overhead
Permiting fees?
Just too much to consider. If it helps, I'd probably come in at almost twice as much as you for that kind of sq. footage w/ what amounts to two roofs. And I haven't ever seen the job. See what I mean?

I've heard people talk about $25 per square foot, but I can't do it for that unless it's reeeaaalllyyy easy, like no slope and about 2 feet off the ground, minimal stairs and railings, etc. Since you have to do demo, build the roof over the upper, and work off the ground for a large part of it.... it doesn't sound to me like you have enough money figured.

in our area as soon as it is more then 3 feet off the ground an engineer or an architect needs to sign off
