I live in western canada and have been told that a middle of the road house to have built will cost you around 150$ a square foot? Does that mean a 5000sq ft house will cost 750000? Or is the cost level out sort a speak when you get bigger? Thanks

If you kept to the same level of finish the cost would "level out". BUT most people that want a large house also want a high grade of finish, hardware, windows, landscaping, etc. If they didn't have extra money they wouldn't build more than they need in the first place.
I'm just wondering why you'd want a house in the middle of the road...

Build the 5000 ft. you will use the leftovers after the truck comes down the road to deliver the new neighbors house and should end up with a respectable 2000 ft.An inch to short. That's the story of my life !

Like everything, Jeff, it depends on where you are. I'm in Edmonton and got quotes from custom design-build shops for between $150 and $225 /sqft depending on quality of finish. Everyone I spoke to "knew" you couldn't get anything done for less than $150.
I shopped around, got referrals for smaller builders and found out there's lots of reputable contractors that'll do the same level for $90-$125 /sqft. If you're in Vancouver the situation is probably different.

small has it's limits in terms of cleaning time. We've moved termporarily into a trailer while we build our house. The trailer is only 600 sq ft & my wife thought "well at least there's not much to vaccuum".
Well, since all of our time is spent in just about one spot, the concentration of dirt that would normally be spread across an entire house gets concentrated in one room so we end up vacuuming about 2x a day...

Are you including land costs in your estimate? Unusual design elements? I was helping a friend for a while on a place in North Vancouver (long story). HO wanted great details but I could see (I came from management, not the trades even though I was doing other stuff) the HO acting as a general had no handle on the project. Are you going to act as your own GC?
Vancouver building prices are different than Coquitlem. Richmond is not the same as Penticton. Codes, ground conditions etc. are all different.
A bigger problem will be getting competent trades. With the boom going on, Everyone is busy, and that drives up prices.
In my experience, the prices do not level out. But that's my experience.
