OK, so I need a little guidance. Bought a new (to me) house 2 years ago. HUGE mildew problem in Master Bath. I get out my trusty drywall saw, whack a hole in the ceiling and install an exhaust fan. (100+ CFM). Tie that in to a timered switch. Voila!! Problem solved. Sorta.
So then I get out the bleach and the TSP. Wash the walls and ceilings. Mildew is gone. 2 coats of lacquer based KILZ and two topcoats of premium Bath Enamel with Mildewcide. No more mildew.
But here is what I do have. Brown spots. It’s not mildew. Almost looks like rust/iron. But the spots only appear right above the shower. I also have “drips” on the wall. Looks like water vapor collects and then runs down the wall. At the bottom of each of these drips is one of those rust/iron “bumps” where the drip stopped running down the wall.
Any ideas what would cause this?? Is it minerals in the water, or something I did wrong in Prep/painting. Anybody ever seen a situation like this?? I thinking of one of those rafter mounted exhaust fans that moves TONS of air might help but not sure. As it is, I’m moving the air out once every 5 minutes. The room is 8×8 or so, 100+ CFM fan, and we use well water which makes me suspect minerals as the culprit.
But the key is how to get rid of it.
