pony’s loft project

Man  just thought I’d do an update… I’ll try to post some new pics soon…

this has turned into just a huge puzzle… i have parts everywhere ready to be snaped into place… getting sidetracked on any one project needed has no real effect on a finish date since it all has to be done anyway….

i have stacks of concrete counters cast and ready to install (with cast in place sinks) several colors… pretty fun that they turned out really well

spent that last 5 weeks… (i figured on 2)  building a 4th floor walkout penthouse that goes out to the rooftop deck… great view of the mississippi river,  yacht club, and the Mississippi river bridge,

while building the penthouse i figured it was a waste not to use that roof so i built it to carry a live load also…

the main deck is supported on one side by the parapet wall topped with steel and thru bolted and flashed… while the other side sits on a steel beam that rests on posts that go thru the roof and ancor onto the main building posts… then i have a series/substructure of 20ft steel bar joists that span this… this is all topped with 2×6 pt yp… i wanted something other than PT  but…. time was an issue and there is not much else around here…. looked at cypress from a local mill but that didn’t happen…

I welded up most of the railing today… yes it’s been fun working on a built up asphalt roof these last few weeks… usually been working up there alone just cause I wouldn’t ask anyone else to be as stupid as me…

sided the penthouse in hardie panels 4×8 & 4×9 run horizonal with galvinized drip flashing at every joint and 11ga galvinized 3″ corners… looks pretty industrial, did all my soffits and facial boards use’n 8 1/4″ hardie plank… bad side out….

i now have a 408″ rise staircase to build to access this deck… fun for me….

I’m also flash’n in roof vents and set’n A/C unit curbs  … one should always plan to do roof work when it’s over 100 degrees (on the ground)

plumber is wrap’n up the last of the vents tie’n as many as he can together to limit holes in the roof…

my other help has been casting concrete cap stones for patio walls and setting same… blocking everything…drilling for vents (drilling wood concrete & brick upto 14″ thick) and drill’n for the sparky…

electrician is way behind… but gain’n…

sprinkler guys are 90% done

I’m ready (but the building isn’t yet) to start hang’n drywall

my parking lot and outside area has been graded 90% (40 dumptruck loads hauled away) cut’n 12″ off a large area yields alot of dirt….

not where i wanted to be at this date  but… money wise I’m still under what was a small budget to start with… I’ve been real careful so as the interest on my construction load doesn’t eat me alive…

anyway  thats where i’m at… 40ft shipping containers full of fixtures & trim just lay’n in wait

    408" rise thats huge.

    Thats 52 risers at 7-7/8". 

    What's wrong with me?  I could ask you the exact same thing.

      LOL you should see the steel bill.... but i got 8pc 40ft long to hold my landings...4 posts each side....

       from ground floor to second floor hallway  is 151" rise... so the first run to the first landing is the only odd ball run... after that the next 5 landings will have the same rise & runs...  the rails will be fun also...

      when i get 35k bids (not asked for... just guys ask'n to bid) I get inspired...  I'm guessing it'll take better part of 2 weeks to build including the prefab time... and I'll have 4k in materials in it...

      at least I'll be welding inside vs the weeks where i've had to do my welding on the roof...

        Post some pictures of that monster.  We all would like to see it.  At least I know I would. 

        I can imagine the bill,  I got materials for two seperate stair wells today and the total was $1500 for wood.   And your stairs easily dwarf mine by the time you hit the first landing.What's wrong with me?  I could ask you the exact same thing.
