Some of the increase can be attributed to material cost increases (concrete has risen around 50-60% in the last two years here), some to just plain old cost increases as the industry gets busier. It could also be that the contractor had gotten a better handle on his true costs of being in business, and realized he screwed up the estimate two years ago.
