I am a Home Improvement/Remodeling Specialist in CT and have received various information on what is the going rate per square to R+R asphalt shingles. One fellow contractor of mine says $50/sq. to tear off and $50/sq. to replace, labor only. A customer of mine informed me that a roofing contractor was charging $140/sq. to lay, and $280/sq. for R+R of asphalt, materials, labor, and disposal I presume. Any helpful information from fellow contractors would be appreciated. Thanks.

Stan,
You can look in the archives for some pricing suggestions, but for the most part, you will find a huge swing in pricing on this board. I live close to Philadelphia, so I'm sure my rates are much higher than what would be charged in rural North Carolina.
My rates vary by pitch of the roof, how many layers have to be torn off, can I have the material boomed to the roof, etc., etc. Here is a range for you - for a simple re-roof on a 4 pitch, I start around $65/square. The steeper the roof with more layers will cost you a bit more. The average in my area (and what I charge) for something like a 10 pitch, 2 layer rip is $225-250/square. These prices are for LABOR ONLY! It doesn't include material, permits and disposal costs.
Don't forget to throw your profit and overhead numbers in there too!
Good luck!
Greg
*Stan,At the time I posted this reply, this post... doug hubbard "roofing" 6/13/00 8:00amWas only 4 posts down from yours...
*And whatever you do, don't belittle that disposal cost. A 20 yard Dumpster costs me $780, plus $1 per day. And that's with my discount.
*Wow, A 20yd costs me $150 to deliver and pickup, $20 for every week if I keep it longer than one and $57.00 per ton tipping fee.For a 20 sq tear off, that's $286.00
*I filled up a 30 yd with roof tearoff and busted plaster and they said I was over my weight limit. $885!

Greg,
Thanks for the input. I have a 14 square single layer tearoff and re-roof on maybe a 4 pitch. I originally bid for $100 per square for labor a year ago. I now feel comfortable to push for $130 or so. $65 to $70 per layer of tearoff and install sounds great. I'll be more motivated to get this one out of the way.

Lonecat,
You should've told them that makes up for all the times they didn't refund money when the load was lighter than the limit. Assholes.

*WOW!You guys have got expensive dumpsters!I keep an 8 yard dumpster in my yard, and it costs me $55 a month. They come empty the thing every Saturday morning. Weight and contents makes no difference.A 20 yard dumpster, if needed for a major project, is delivered to the site, and they come get it/empty it whenever it is full. The cost is $275.00 to empty it. If you still need it, they leave it, and you call them when it is full again. Every time they come to empty it, it will cost $275.00 BUT... they charge nothing for the delivery or for the amount of time you have it. You only pay when they come to empty it. Of course, the last trip they make out to pick the dumpster up, it needs to be empty. If it has any trash/debris in it, it will cost you $275.00.James
*Stan,I hope I didn't muddy the waters for you when I mentioned the $65/square price. When I say re-roof, I mean shingles on top of shingles with no tear off involved. I prefer to do a tear off because you never know what the old roofing is hiding (and what previous contractors hid), but some customers don't have the money. As for my pricing swing comment, just look at those dumpster prices! I pay $300 for a 20 yard dumpster whether I keep it one week or five. I think they cut me a break on the length because I use them exclusively.Good luck with the job!Greg
*James,I asked, My wife won't let me keep a dumpster in the yard. As a former texan, I surmise that there is much more room for and less resistance against landfills then say in New Jersey (which based on my last visit appears to be all landfill except for the areas occupied by chemical factories, he,he)20 yds. averages about 600 bucks for me.Tom
*I haven't found a good way to handle the junk I bring home from jobs too small to get a dumpster. I've got a couple of 4x8x4 plywood "dumpsters" I keep in a fenced area behind my garage and have a dumpster delivered to my home every couple of months and spend a day moving junk.I asked about keeping a dumpster, they don't want to do that. I asked about one of those 5yd upright dumpsters with the lid that looks like a salvation army box. Can't put construction debris in one.
*Is it just me or do dumpsters only get picked up on rainy days. No matter when I call, the dumpster sits until the next rainy day. I always suspected this was because I paid by weight and wet junk is heavier than dry junk.
*I also go with the small dumpster at home. $60 per month. I'll be honest, I don't know what I'd do with out it.
*Not to get off on the waste thing, but yes, I pay that much for a dumpster. And it's not by weight but by size, so someone's got to jump in there and make everything fit. For small jobs, I bag it and put it with my trash (8 bags or less). For big, got to have that dumpster. One thing that saves us is the local recycling center, since just about everything I get comes in cardboard. It's just part of the routine (stop and get coffee, dump cardboard, go home...). Fortunately, I live in the country and we burn everything else (that is, everything that is non-pressure treated wood). I've noticed that some guys around here have the excavator dig an additional hole and throw all the trash in there. On final grade, they fill it in. Just seems, well, kind of cheesy to me...
*I just remodel part time. Haven't done any roofing jobs yet this summer, but gearing up to start. Last year, a 30 yd. dumpster cost me $150 (this included delivery and haul away charges), plus $27 per ton dumping fee.I didn't realize how cheap that was until reading what you guys pay. Sounds like you're getting ripped off. Speaking of rip offs....how much are you now paying for a gallon of Regular Unleaded gasoline? Last week we were paying $1.48 gal. This week it's anywhere from $1.76 to $2.10 per gal. I reside in the Pittsburgh, PA. region. So, how about it? What's gasoline selling for in your neck of the woods?Davo.
