I am looking to have my house re-roofed. I am doing a lot of the work on this 100 year old house myself but the roof is beyond what a I am able to tackle. I have had maybe twelve contractors out to the house. Seven have submitted estimates. They range from $9700 to $20,500 for the same work. I have specified a tear off of the existing one layer(16 years old) replacing with 30lb felt and 45 to 65 square of Elk Cap stone shingles, amount depending on contractor. My dormers(all four) and two bump out windows have vertical I&I siding with some rot at the base. I figured removing bottom 5 or 6 inches, re flashing and replacing I/ cedar trim board would do it. Copper flashing in exposed areas, aluminum elsewhere. Approx 60 feet copper. I also wanted storm guard in valleys. I am confused.
The difference in cost hits me first. Obviously the Cheapest sounds best but…. The difference between 45 and 65 square also stumps me. I had one guy tell me that I should supply most material and dumpster and his guys would install. All have opinions about the storm guard and flashing. This house is located in Delaware 15 miles from the coast. The main roof is a twelve pitch ten other is a five. My gut has narrowed the field to two but I don’t know the questions to ask. I was hoping for suggestions.
