I’ve been reading through the posts on sill plate replacement. My house, one block from the ocean, probably gets exposed to more moisture than most. Thinking PT is the way to go, mignt even be current code requirement, but with the new PT wood, ACQ?, I guess the anchors bolts and tie down will have to be stainless. The house will be lifted and set back down on concrete block piers 32″ higher than it is currently, so there will be plenty of air circulation. There will be fill added to the area under the house to raise the lot and shed water away from house, currently it pools under house, dirt crawl space.

epoxy coated bolts are available
it is where the pt is regularly wasjhed by moisture that the effects of the ions become damaging. Once your house is over it, unl;ess you have regular floods, the chemical will stabilize and be unlikely to damage a half inch of steel. It is the nails betwen the pt and the rest of the house and any straps you use there that should be max galv or stainless.

This happened twice this summer. House will be 32" higher after lift. Read here the epoxy comes off pretty easy when you actually screw them in. I guess this varies between manufacturers but the stainless should be a better bet, despite cost. I tend to over build anyway.
Doc,In the second pic, does that house have habitable space at the grade level? If you lift it 32' how much more would it be to lift it to 9' and park cars or use it for storage?You're propery value will only go up, even after a correction.Chuck Slive, work, build, ...better with wood
yes it's habitable, living room dining room and addition on same level for kitchen bath. putting it that high would make it look ridiculous, given how narrow it is. plus the lot is 70 x 100 which is one of the biggest in the town, biggest on the street for sure. this leaves plenty of room for parking. i drive a f250 crew cab, my brothers got a 150 crew and we have had another car behind those two in driveway, no problem. not to mention parking on street in front of house. we usually take up those spots and keep the driveway open for visiting friends.
