I dont have signed warranties. What I do is send a “thank You” type letter at the completion of the job.
This letter basically thanks the customer for the opportunity to work for them, etc.
It also explains that I will come back to inspect my work in approx. 1 year and see how the materials / const. techniques hold up.
I repair anything I installed that failed for free.
Usually there is nothing to fix or something very small.
This allows me to see how my materials / glues / joints / etc.,. weather, and is also a great marketing tool for me.

......after Moss-magnusan act came out I stopped writing warranties or even referring to them in my documents...the most i will do is state verbally or in writing if I have to, that I will pass thru any warranties availiable...
I stand behind my work....I go back and take care of problems...I require my subs to take care of theirs and if they don't I do and let them know how displeased i am....
i always advise my customers to purchase the job materials thru the respective sub involved so they can warrant their materials and labor and be compensated for doing so...
If a toilet is cracked..I want my plumber to take care of it...I don't want my customer going back to Home Depot and them blaming us....
I found in my research that the provisions in Moss-Magnuson warranty law were so difficult to comply with that i was leaving myself wide open to unscrupuloyus litigation...so that my best intentions could come back to haunt me......
...here's the killer.....the guys who advertise the best warranties around here never stay in business long enough to honor them......the companies that don't .....have been in business for generations and have many satisfied customers to PROVE their word.....

*Ryan, looks like yu are taking a few days to regroup. I am doing the same while staying home with the FU**%%$#@ flu. After your last post of "job offer". It si good you want to rework a few things and offer something better but be careful that you do not over do it. I agree with Mike Smiths note . You are not passing the buck, just making your subs more responsible. I can not tell you how many times a homeowner has gone to home depot to save a few $$, have the plumber or electrician or me install a piece of junk and have me warranty it when it fails.In the begining when we talk materials and costs I will explain that in the upfront, so it never comes back to "you never said anything"so now when they go out and save 50cents they get a piece of paper from me that explains in writing that we do not warranty things they supply and that if we come back ( or any sub) to fix anything they supply, it is a time and materiaials So we also have our subs supply as much as possible and stand behind their work and materials. Of course when push comes to shove , I will be there. I tell my clients that I will gaurntee my workmanship and that I only use subs long established in the aea who warranty their work. that seems to take care of it. I can build things and figure them out, but I'll be darned if I have had the time to figure out how to enclose copies of my papers or I would show you .Good luck Ryan

I'm hoping to ad a fancy warranty certificate to my proposal packages that would be signed and dated when a project is completed.
I currently stand behind my work but don't put it in writing.
I'm looking for language that is fair, provides great warranty service, but protects me from nuts.
I'd like to see what any of you are using.
