What type of primer/paint would you recommend?

Hi, I’m looking to paint the underside of a wood framed deck. Deck is waterproofed and enclosed, the reason for painting is primarily to deter termites. What primer or paint would you all recommend? It’s about 1000 sq ft so want to make sure I do it right the first time
-permeable in case wood ever gets wet
-mold resistant
-plus would be fire resistant (just don’t want to pay $100/gallon).
Note: As an alternative I was considering not painting it and just spraying with boracare. Let me know what you guys think. Thanks.

If you spray with any borate product, it still needs painted/sealed to protect that coating.
Sherwin Williams has some good primers and paints. but unfortunately you'll have to shell out for that that you want.
What type of wood? What is thickness of wood deck? Do you live in a fire zone? How much clearance from ground? What type of ground cover?
